Job Description:
Responsible for maintaining the assigned property (or
properties) in a safe, attractive, and comfortable condition.
Assists with other types of maintenance as needed.Reports to the
Maintenance Supervisor/Community Manager. Maintains relationships
with Resident/Property Managers on-site, peers, and all other
departments within the company. Also maintains relationships with
current and prospective residents, suppliers, vendors, and others
serving the company or the property.Primary
ResponsibilitiesCorrective MaintenanceSatisfies service requests
per work orders, following company procedures.Enters at resident's
convenience after proper notice.Completes all repairs within the
monthly budgeted maintenance hours.Cleans up thoroughly after
work.Observes the condition of the apartment and reports any
unusual circumstances (e.g., size and number of pets).Leaves a
notice of work performed.Assists with apartment make-ready
procedures, including: Painting Cleaning carpets, windows, and
appliances Servicing appliances, plumbing, and electrical fixtures
Repairing or replacing old and faulty parts Checking and changing
locks Replacing burned-out light bulbs Performs any duties assigned
by the Regional Manager or Director of Operations.Preventative
MaintenanceCompletes a preventive maintenance inspection checklist
monthly and submits it to the maintenance supervisor, covering:
Grounds: Inspects for cleanliness, landscape appearance, potential
problems, and recommends future budgeted improvements. Building
Exterior/Interior: Inspects for structural problems, leaks, cracks,
cleanliness, damage, and recommends future budgeted improvements.
Building Equipment: Inspects for proper and safe operation and
notes needed repairs. Emergency MaintenanceIs on-call for emergency
duty when assigned.Is familiar with power, water, and gas turnoffs,
clean-out traps, fire extinguishers, and fire hydrants.Knows
emergency telephone numbers (e.g., 911, police, fire department,
property manager, Maintenance Supervisor, and Director of
Operations).Follows all company emergency procedures.Other
ResponsibilitiesAssists in maintaining inventory of tools,
equipment, and supplies.Establishes and maintains good relations
with residents, prospective residents, vendors, and
co-workers.Assists outside contractors when services are
required.Assists office staff in delivering correspondence to
residents when requested.Picks up trash on the property and assists
the groundskeeper/housekeeper in maintaining cleanliness and
safety.Reports all needed repairs to the Regional Manager or
Maintenance Supervisor.Assists with other types of maintenance when
necessary and assigned by the Regional Manager or Maintenance
Supervisor.Maintains confidentiality of co-workers, management,
owners, past and current residents, vendors, and all outside
contracts.Attends all instructional classes conducted by
management.A. Education, Work Experience, Licenses, and
CertificationsEducation: Minimum high school diploma or
equivalent.Experience: Minimum three (3) years of full-time
maintenance experience.Licenses: A valid driver's license and
current automobile insurance are required. Travel to job sites is
necessary, so reliable transportation is essential.B. Required
Knowledge and SkillsAbility to communicate clearly and effectively,
both verbally and in writing, with residents, third-party contacts,
company managers, principals, owners, and other office team
members.Mechanical aptitude.Exhibits exceptional safety
habits.Ability to diagnose and repair electrical, plumbing, and
mechanical malfunctions.Ability to perform drywall and carpentry
repairs.Working knowledge of HVAC systems and various
appliances.Ability to work as part of a team.Ability to work with
the public and senior citizens.Ability to maintain and establish
organization within their work.Ability to operate a computer,
including email and light typing.Ability to climb and work from an
8-foot ladder (e.g., changing light bulbs).Ability to work weekends
or evenings for on-call duties.C. Computer ApplicationsBasic

telephone. Will move/transport and install/remove appliances. Will
ascend and descend ladders and work atop them. Will diagnose and
detect issues with appliances and machinery, then fix them
accordingly. Regularly communicates with customers and tenants.
Frequently required to move about and reach for items. May
occasionally lift and/or move up to 70+ pounds. At times, required
to move appliances, equipment, products, and furniture within or
between buildings.Environmental/Atmospheric Conditions: While
performing the duties of this job, the employee will endure outside
conditions, odors, possible toxic conditions, and potentially
confined spaces.Compensation details: 25-30 Hourly
